Parts of Velachery and neighbouring Pallikaranai and Taramani were badly waterlogged in December 2015 and again during Cyclone Michaung in December 2023. If your home is on the ground or first floor, or on a low-lying street, say so on the first call. We would steer the kitchen and wardrobe bases to BWP plywood (our Platinum grade), or at least BWR (Gold), and keep cabinet bases lifted off the floor. No board makes flooding harmless, but boiling-water-proof ply swells far more slowly than MR.

Flats that have to work hard
A lot of Velachery living is apartment living near the Taramani and OMR IT belt. In a flat, the cheapest extra space is vertical: a loft above the wardrobe, a tall kitchen unit with pull-out trays, a TV unit that doubles as storage. We draw those into the 3D plan before anything is built, so you see the storage before you pay for it.
