3 BHK packages start at ₹4,23,500 (Silver), ₹5,28,500 (Gold) and ₹6,46,500 (Platinum). Larger rooms and an extra bedroom's wardrobe are the main reasons a 3 BHK costs more than a 2 BHK. Your exact quote follows a site visit and design discussion.

4 BHK packages start at ₹5,38,500 (Silver), ₹6,28,500 (Gold) and ₹7,78,500 (Platinum), with a larger 4 BHK Package 2 from ₹9,18,500. Villas are quoted per project. Villas vary too much in floor area, room count and customisation for a fixed package, so we walk the property with you and prepare a scope and quotation for your home.

The tiers differ in materials, not in service. Silver uses MR plywood, 0.8mm matt laminate, standard kitchen wire baskets and no lights. Gold uses BWR plywood, 1mm high gloss laminate, Ebco 304 stainless steel baskets and spot lights. Platinum uses BWP plywood, acrylic finish, Hettich tandem boxes and LED profile lights. No. They are starting prices. Your final quote depends on your home's size and layout, the rooms included, the materials tier and any custom work. Once you approve the design, the quotation is confirmed before work starts.

Four things: your floor plan, the rooms you include, the materials tier and any custom work. Longer walls mean more cabinetry. More rooms mean more wardrobes. Higher tiers use better boards, finishes and hardware. Custom items such as false ceilings or civil changes are added only when you need them.

It depends on your kitchen's size, layout and hardware, so we quote it after seeing the kitchen. A modular kitchen is part of every package, and the tier decides the plywood, finish and hardware used. Start design discussions before you get the keys. Design, 3D views and approvals can be done while your flat is still being handed over, so work on site can begin soon after you have access. Share your handover date on the first call and we'll plan backwards from it.

Yes. You see layouts and 3D views before anything is built. You can ask for changes, and nothing is made until you approve the final design, materials and quotation together.

Small changes are usually possible, but changes after work starts can affect cost and timeline. That's why we finalise the design, materials and quote together before execution. Raise any doubts during the design stage, when changes are easy.

No, but you're welcome to visit whenever you like. Our project coordinator manages the site day to day and our founder visits during execution. If you can't come, we keep you updated.

Nothing is required, but a floor plan, the rooms you want done, a budget range and your move-in date help a lot. Kitchen appliance sizes and a few reference photos of rooms you like are useful too. See the full checklist on how it works.

BWP (boiling water proof) plywood is the most water-resistant choice, especially for the sink cabinet. BWR also works well for kitchens. Chennai's humidity and daily kitchen steam are hard on boards. MR plywood is better kept for dry areas such as bedroom wardrobes. Our Gold package uses BWR and Platinum uses BWP. More in our materials guide.

MR is moisture resistant, BWR is boiling water resistant and BWP is boiling water proof, in increasing order of water resistance. MR suits dry indoor areas, BWR suits kitchens and units that face steam, and BWP suits places with frequent water contact. These grades are defined by Bureau of Indian Standards specifications.

Laminate is durable and budget-friendly. Acrylic gives a deeper, high-gloss, mirror-like finish at a higher cost. Our Silver package uses 0.8mm matt laminate, Gold uses 1mm high gloss laminate and Platinum uses acrylic.
